We often attribute the San Diego structural repair related to our homes to the obvious ones such as fires and natural disasters. There are modern building codes implemented to protect our families and homes from electrical fires, gas leaks, structural failures, and earthquake damages. However the substance vital to our survival, water, is often overlooked as long as our homes plumbing functions as needed. Modern architecture and custom building methods have created new complexities in our homes ability to protect itself from water intrusion. Now with our climate often unpredictable, increased rainfall has made it more important that ever to have our home properly protected from hidden water intrusion.
A view of the source of the leak. The extensive damage to the framing continued roughly 8 feet below the gutter, and the surrounding siding and roofing.
One of our recent ongoing projects, a historical home restoration in University Heights, is a perfect example of how a small leak compounds to a significant repair. Hickory Heart was initially tasked with restoration of water damaged siding and trim, but our initial discovery unearthed much more. What was believed to be a previously repaired plumbing leak, yielded significant structural damage with the cause being an improperly waterproofed roof line where it met the siding. A hole the size of a quarter, out of sight from below, had been leaking since it was originally installed decades ago. Several “band-aid” style repairs have been completed over the years, however none finally stopped the leak or addressed the root cause of the issue. With over a decade of custom building and remodeling experience, this San Diego structural repair was easily handled by Hickory Heart.
After the rotten framing was repaired and insulation replaced.
The most difficult part of the repair was the framing that needed to be replaced, conveniently located directly behind a marble shower surround in the bathroom. After we completed our site protection, we proceeded to surgically demolish the siding, framing, and structural members needing to be replaced. Our attention to detail, planning each step of the repairs, and careful regard to the existing finishes allowed us to complete the structural repairs without any damage to the marble shower surround, tub, floor, and fixtures. We removed and reinstalled the window to its exact original location, to preserve the existing wood trim work, and repaired the drywall while floating the walls to seamlessly blend the old and new work. After the structural repairs and interior finishes were completed we replaced the house wrap, replaced the siding and exterior trim, properly waterproofed where the siding meets the roof, repaired the roof and flashing, and completed the project with a fresh coat of paint. The restoration project was completed with careful attention to preserving all original details.

After our repairs where completed seamlessly, with all original designs restored to their exact original condition. Just needs paint to complete the job!
